With the new foreign investor programme, the Republic of Turkey grants citizenship to foreigners who make 250.000 dollar property investment in Turkey or found/buy a company with 500.000 dollar capital,  or deposit 500.000 dollars in State investment instruments or state banks operating in Turkey provided that they do not withdraw such amount for three years.

Many developments have been recorded since January 2017 regarding the acquiring of foreigners to Turkish citizenship. The works have completed for foreigners who purchase houses, have an account in a bank and establish a business in Turkey about being a “Turkish citizen” if they demand. The government is working on expanding the application of citizenship in order to led up for foreigners to bring foreign currency investments to the country.
Selling 16500 houses to foreigner in the first months of 2016 took up time of the real estate market especially. In the first months of 2017, the Committee of Ministers took action when the prospect of an explosion in housing sales in the case of “recognition of citizenship for who purchase house”

The giant companies of real estate sector gave explanations about this subject. With the law published in the Official Gazette on 12 January, the scope of exceptional cases in the acquisition of Turkish citizenship in Article 12 of the Turkish Citizenship Law was expanded. With the regulation on the implementation of the Turkish Citizenship Law published on 25 May, some changes were made in practice. It was known that the immovable property with a minimum of 250.000 US Dollars could not be sold for three years in the title deed restriction, provided that the Ministry of Environment and Urbanism who determines purchasing, they can acquire Turkish citizenship with the proposal of the Ministry and the decision of the Council of Ministers.



What are the types of residency in Turkey?

There are four (4) main types of residence permits, depending on the purpose of the visit of the foreign person:

Short-term residence permit
Long- term residence permit
Family residence permit
Student residence permit

A short-term residency permit is issued for a duration of 12 months and may be granted for touristic purposes, or to those foreigners who own immovable property in Turkey. If you have had 8 continuous years on a Turkish residence permit with no longer than 120 days in any 12 month period outside the country then you can apply for a long term residence permit.

How do I apply for residency in Turkey?

From 18 May 2015 all Turkish Residence Permit applications will be made online and direct to the Directorate General of Migration Management.

  • Start by going to the Directorate General of Migration Management’s website https: //e-ikamet.goc.gov.tr/ , and filling in the online application form. Once your application has been generated on the online system, you can legally remain in Turkey until the appointment date.
  • Prepare all relevant documents required by the Migration Office and ensure you have everything required for the online application.
  • For first time applications you must visit the Migration Office in person on the date and time of your appointment with your relevant documents.
  • Assessment of your application will follow. If there are any missing document(s) you will be given 30 days to submit the document(s) and complete the application.
  • If your application is accepted you will be given a Proof of Application document and your residence permit is then issued within 90 days via the Turkish postal system to your address in Turkey.
  • Residency permits in Turkey last for between 6 months and 5 years, depending on the type of residency acquired.

How much does it cost?

Application fee is calculated by the Directorate General of Migration Management’s system according to nationality, duration and type of residence permit. However some fixed costs must be paid, like an administration fee for your residency card, this is 58.50TL – as of 2016. Also having a Health Insurance is a compulsory requirement for those under 65 years old, and its cost differs according to the age group of the applicant. As an average rate, a one year permit’s cost is normally around 200- 250$.

What documents will I need to complete the application?

For First time applicants the following documents will be required in order to have a complete application that is accepted and processed by the Directorate General of Migration Management:

  • Residence permit application form.
  • The original and a copy of the passport or travel document (Your passport must have at least 60 days validity beyond the date of expiry of the permit you are applying for).
  • Four passport-size photographs taken within the last six (6) months.
  • Declaration regarding sufficient and sustainable financial resources for the duration of the stay.
  • Turkish Tax number issued by the Tax administration department.
  • Official document regarding the applicant’s ownership of the residence.
  • Valid medical insurance obtained in Turkey, Over 65’s & under 18 are exempt.

What documents will I need to complete the application?

In order to apply for Turkish citizenship, you must meet the following requirements:

  • You should be at the age of consent according to your own national legal system (usually 18)
  • You must have resided in Turkey for the last five years (with a total interruption of less than six months) except If you are a foreigner born on Turkish land, you have to have resided in Turkey for three years.
  • You must have the intent of settling in Turkey (owning your own property can help to prove this).
  • Proof you have sufficient financial resources to support yourself in Turkey. If you have a job in Turkey you will meet this requirement. If not, proof of existing funds or pension payments will be sufficient.
  • You must be able to speak Turkish at a basic level.
  • You must prove that your physical and mental health is sound.
  • You must not have a criminal record.
  • You need to apply at your nearest Turkish consulate.
